Our Estate Guest Policies

Bed & Breakfast 

Everything you need under one roof- Bring your Suite case, we provide everything else The location is tranquil and remote enough to feel completely off the grid and still be only a short commute to Seattle or Eastside nearby corporate offices located in Redmond, Woodinville, and Bellevue. SeaTac Airport is just over an hour away.

Bed & Breakfast cancellation 

We are delighted you have chosen to stay with us at the Grayson. We will make every effort to make your stay pleasurable.

We plan our day around your stay. We plan on everything working out as planned. that being said once in a blue moon an issue may arise that is not within our control i.e. the Room you have chosen becomes unavailable. 

The Grayson Right of Substitution.
If the room you have reserved becomes unavailable, we have reserved the right to Substitute one room for another of equal value, allowing you to keep your reservation uninterrupted. We hope you were not inconvenienced.  We toss in a complimentary Charcuterie Board to help with the change of plans


​Cancelation Policy 

reservations are non- refundable 

We understand that at times unforeseen events happen if a  guest must cancel a reservation.  We offer a rain check valid for up to 365 days of equal or lesser value or reservation total without Blackout dates. We refund any  Pet fees,  extra services fees, and service packages purchased  

Information is Based on  EXTENDED STAY Monthly - Rates

The minimum stay is 1 month 

Pets are allowed Case by a Case basis 

 

Month-to-Month Rental Agreement 

Sole discretion of property management to renew or extend the agreement

Basics of House Rules:

 

Move-in is  after   - 4:00 PM

Move out is at  - 12:00 PM

  • Parties/events allowed -No

  • Suitable for children - YES

  • Smoking allowed -YES  Allowed in designated Outdoor areas. indoor smoking will be fined $1500 and termination of the rental agreement no refund  

 

Off-Street Parking is provided -

  • Grayson is not responsible for any damages or theft

 

Noise  Quiet time is 11 pm - 7 am  Including Loud TV / Music You may be offered a wireless listening device if the problem continues 

 

Fees: 

Moving In fee & Change of Suites - 

A one-time Move-in fee of $100  

A one-time Move-in Pet fee of  $150

Early Departure does not constitute a refund.

 

RENTAL IS MONTH TO MONTH BUT WE OFFER FLEXIBLE EXTENTION WHEN YOU ARE NOT SURE OF YOUR MOVE OUT DATE

Monthly Renewal or Extention is the sole discretion of Property management

​

Extending 2-weeks  rent plus   10% to Rent Bi-Monthly  

Extending 1-week Rent Plus 15% to Rent Weekly

Extending Daily will use the day rate published on the rates page Plus 33%

The kitchen is Open please clean after yourself.-

There is Ample Storage for Dry Goods & Refrigeration for all Renters 

 

The bathrooms are stocked with towels - you are  to provide your own  toiletries and not use anyone else's Bathroom Storage Basket system used 

 

Phone Free Local and Long Distance   NO international calls. No telemarketing 

 

Grayson can accept packages but is not responsible for content Accepting packages is a convenience for the guest  

 

Mini- Office is available with the scheduled time that does not conflict with another renter located near the kitchen in the common area

 

 Laundry is OnSite  is free to use  (some limitations)

Pets

* please note pets live on site Indoor Dogs & Cats potential for allergen.

​

*Not all Pets interact well, if this is the case with on-site pets, we ask for a coordinated effort of notification to rotate pets safely in and out of building as well as in off leash area. this might look like putting on-site pets away as guest pets enter/ exit.

  • Short -term Stay Under 28 Days $75

  • Extended Stays 28+ Days A one-time move-in fee of $150 per animal 

  • + $150 a month Pet rent. 

  • Must have a credit card on file

  • Be house-trained or wear a disposable diaper 

  • Pet must be Well mannered, Use a Leash for walking into and out of the Home

  • Socialized 

  •  Bit Free Background and non-aggression

  •  Nuisance Barking will not be tolerated.  

  • Be Flea Free 

  • Current  Vaccination

  • Must have Pet Leash or in a Safe area not unattended 

  • Must Pickup after Doggie Place soiled bags into outdoor trash 

  • cat  box cleaned daily

  • No scratching of the doors furniture carpet 

  • In a daily maintenance plan or Pets well-being 

  • Grayson is not responsible for your or anyone else Pet Please keep attended and safe 

 

All Rents are Due and Paid 1 Day before the New Monthly agreement 

May Pay Via Personal Check if paying 10 or more days in advance $50 

A late fee of $50 a day for past due rent
